Subject To Real Estate Deals are a Great Widget to have in Your Toolbox of Buying Techniques

Buying houses “subject to” has it’s upsides and it’s downsides, so it’s best you know both sides of the equation.

 

This month between a couple houses we “got back” from tenants and new acquisitions, we brought in an additional chunk of money.  Actually several chunks.  $3,500, $7,500, $3,000, $5,000 and another $3,000 that’s “pending” but will come in before month’s out.

 

That’s $22,000 *Extra* income this month.  That’s in addition to the monthly cash flow.

How did we get it?  Offering the homes we’ve purchased “subject to” on rent to own terms.

 

$22,000 sounds nice, but let’s talk about the downside.  What did it cost?  Vacancy is the expense when you have houses.  If you rent them out traditionally you have to wait several months to recoup your vacancy expense.  In this case we did have a couple vacancies, however we typically fill many of them while a tenant is still living there.  No B.S. though, we did have to cover some vacancy expenses.  We traded about $3748 in vacancy expenses to bring in $22,000.

 

I think you’ll agree with me you don’t need a pencil to figure out that’s a pretty good deal.

 

You can’t make money on a property you can’t buy.  If you don’t have a complete system to buying houses. . . as many houses as you want, you’ll never achieve your real estate goals.

If you only want a couple thousand bucks extra for your retirement then you don’t need to know how to buy houses subject to.  Buy a couple houses using your own money and credit and wait 30 years. 

 

If you want to retire RICH, if you want to increase your income NOW, if you want to lower your taxable income bracket and keep more of the money you’re making, then you need to know how to systematically buy houses subject to.  Buy more than you’ll need and let the extra ones pay off the others so you can get to the retirement finish line before your too old and too gray to appreciate it.  Following my system, you can have enough *free and clear* houses in 10 years to allow you to officially retire and never HAVE to work again if you choose not too.

 

It took me less time than that, but I’d rather give you a “conservative” plan than hype you up and give you one out of a hundred results.

 

 

8 years ago, I was living on my next pay raise and racking up more and more credit card debt trying to make ends meet. . . it’s really pretty simple.

 

I started buying real estate.  I started and I kept buying houses that made *sense* at the end of every month.

 

The problem was, when I was starting out, there was no way for me to get where I wanted to go if I had to rely on banks for financing my next deal. . .and that was when getting money for real estate was easy.  Now we have the best buying opportunity we’ll see and banks won’t lend.

 

The only way to make long-term wealth – and enough of it to actually live the lifestyle is NOT relying on banks to buy houses. . .not having to come up with bid down payments.

 

When I discovered how to buy as many houses as I wanted, without going to the banks, that’s when things really changed.

 

Once I discovered how to buy houses by taking over the loan already on the house (called buying “subject-to”) my business skyrocketed.  And once I put my “system” together, it got easier and easier.  Now my wife and I own enough houses that pay us month in and month out.

 

And looking to the future it only looks better.  Even if prices slide more before our market recovers, I could care less.  You see at the rate they are “printing money” the only thing that can result is inflation, and inflation forces rents up over time.  Rents go up and my debt service goes down.  Time only creates more and more income.  It’s a beautiful thing!

I loathe the very industry I decided to “play” in. 

 

I actually got started mentoring purely by accident.  After speaking in fron of a room of investors with no agenda, without selling anything, just talking about the successes I’d experienced, I got mobbed after my presentation with a group of investors who wanted me to share all my secrets.   That’s how my Platinum Program came to be.

 

After getting over the shock of standing in front of a couple hundred investors, I actually liked it.  I liked seeing the light bulbs going off for many of those in the room.  I liked seeing folks like you get motivated to take the secrets I shared with them to good use.  To create big paydays. . .over and over!

As I’m writing this, it’s cold and gray out with a little bit of cold mist in the air.  It feels like winter is upon us.  When there’s winter, there’s snow, when there’s snow, there’s skiing, and like every year for so many, the kick off to ski season has always come with the latest Warren Miller Ski movie.

 

I know my posts are usually about real estate investing, and I’ll get to that, but Warren Miller (the ski movie guy) had a big impact on my life.

 

I saw my first Warren Miller flick back in Columbus, Ohio, finishing up at college.  A buddy of mine told me about it and I went to check it out.

 

That pretty much screwed me up for quite a while.

 

I had a goal of getting out west to live, but here was some guy narrating a ski movie, showing all the awesome places to ski, and saying as he did in just about every movie of his I’ve seen since “if you don’t do it this year, you’ll be a year older when you do.”

 

I was a couple years older when I finally made the move.  After watching his flicks over and over on VHS and having those words burned into my psyche, I realized non of my friends in Ohio were as passionate at playing in the mountains like I was.  I made a decision and set off on a plan to get out to Colorado.  In 1999, I made it.

 

Warren’s advice got me out here, got me playing in mountains every weekend, not just on a once or twice a year trip.  This is where I met my wife who is equally passionate about here.  In fact, we both moved away from family and friends to be in a place where we wanted to play.

 

After meeting my wife and getting started real estate investing, not only did we have the money to go to some of the awesome ski places Warren showed in his movies every week, we had the time freedom as well.

 

In fact, we went on our first Heli Ski Trip in the Canadian Rockies west of Banff.

 

 

What an incredible experience!  We stayed in Banff for a week and rented the only house available in town.  It was a pretty cool 3200 s.f. cabin and we invited all Lori’s family to come stay with us for the week.
